The easy-to-use VeredaoSol^©tool CabinPlanner app is available at any time for the planning preparation of a tailor-made house. The online app enables all sales-partners to realize all types of buildings, vacation homes and houses online according to the customer's wishes. In addition, the app is equipped with an instant price calculation that enables all sales-partners to plan any house or timber construction to measure and with a given budget. Finally, the plannings for individual projects can be printed out in PDF format with just one click.

The manufacturer prices shown by VeredaoSol^©CabinPlanner app for all houses individually planned by our sales partners are net prices, excluding transportation costs.The usual surcharge for end customers can be freely determined by our sales-partners. A maximum surcharge of up to 40% is usual.To find the best price-performance ratio or to support our sales-partners in designing a project, we are always available to assist sales partners with the creation of their first projects. For example, if you have problems creating your first projects or have questions, we are able to support you online to help you and optimize your project.

As soon as you have registered as a sales-partner on the VeredaoSol^©app you can also view all the manufacturer's net prices for our catalog houses under the Products section and download the corresponding documents and construction plans. The usual surcharge for a catalog house is up to 40%. Ecology and quality are highly important to us

Ecology
We exclusively processes FSC and SCS-certified tree stocks that are compliant with the EU Timber Regulation 995/2010. Our factory has a solar and heat recovery plant that already generates over 75% of the energy we need to produce wooden products. The continuous expansion and extension of the our energy concept will allow us to generate 100% of the required energy from solar power and heat recovery from 2026 onwards.

Building quality
Although solid wall beams with a wall thickness of 68 mm can already meet all static requirements in residential construction and, in combination with SODO^© external wall insulation of 100 to 200 mm, have excellent insulating properties (which in some cases exceed the current EU building guidelines), we offer glulam beams made of solid wood with wall thicknesses of 88 and 132 mm. Glulam beams are not only extremely robust, i.e. torsionally rigid, but at the same time have significantly improved thermal and sound insulation properties. Ultimately, SODO^© glulam logs enables all planners to build extremely energy-efficient low-energy and passive houses that require only a fraction of the heating and cooling energy.

Quality of wooden doors and windows - the most important differences to many other manufacturers

Glulam windows and doors. In addition to our strict quality controls for all timber components of a building, we attach particular importance to the durability on SODO^© window and door systems. This is why we only use glued timber for the production of the Premium and PremiumPlus window quality classes. The glued timber quality guarantees that all window and door elements will function perfectly for many years. In accordance with EU directives, the fabric grant a 5-year warranty on window and door systems.

Professional hinges. Premium windows are fitted with simple but extremely stable steel window hinges. Premium doors are already fitted with 3-way adjustable door hinges. PremiumPlus windows are supplied with high-quality stay gears and window handles from the brand manufacturer ROTO^©. PremiumPlus external door systems have solid 3-way hinges and are also equipped with the latest barrier-free aluminum door thresholds.

Windows and doors made to measure. SODO^© offers, beside Premium and PremiumPlus systems with standard dimensions, as well wooden window and door systems that can be made to measure according to your requirements. Special features such as, historic timber windows, triple or quadruple glazing, folding and sliding door systems, full-surface timber glass façades or high-quality PVC windows, will be designed for you by our factory engineers and manufactured according to your individual requirements.

Purchasing conditions for catalog and custom homes (*important points to sell to private customers)

*All installment payments listed below are paid by the retail customer at and during the ordering process and include local taxes and sales-partner' profits

25 % - Advance payment

Buying a catalog house
Once we have received the deposit, your catalog house will be prepared for transport immediately. Order confirmation, construction plan, assembly instructions and parts list will be sent to you within 3 working days. If a catalog house happens to be out of stock, it will be produced within 3 weeks. So there are no long waiting times.

Buying a custom-made house
5 working days after receipt of the deposit, sales-partners will receive an order confirmation from the factory and a construction drawing created by our engineers, including a 3D graphic of your individual building. The construction plan contains all the dimensions of your house to the millimeter and lists all other features of your order in detail. Wooden foundations, floors, interior and exterior walls, window and door elements and their positions, roof structures including beam positions, wall and roof insulation as well as special features are described in detail and illustratively.

Now the client can carefully check the construction plan and approve it for production or make final changes. For example, he can move interior walls or change the positions of windows and doors. Up to three modified construction plans are free of charge. As long as the living area, roof, wall and terrace areas stated in the original offer do not increase, the price for the building stated in the offer remains the same. If the areas are reduced, or if windows are removed, for example, because the client is planning further savings, the house will be correspondingly cheaper and vice versa. At the latest 5 weeks after the client have released the construction plan for production, the project will be completely packed and ready for transportation. The construction plan, assembly instructions and parts list will be sent to you*.

45 % - Second payment

Catalog and custom-made houses
The second payment is due before the order is transported from the factory to the clients country. Upon request, the client receive photos/transport documents of the packages prior to the second payment. The packages will be photographed and the photos and transportation documents will be sent to the client directly from the factory.

30 % - Final payment with 2 delivery options

Storage-Delivery
The balance is due one day before the house is delivered to your construction site (or by real-time bank transfer the day of delivery before the packages are unloaded - by arrangement) Storage-Deliveries have the advantage that we can first store your packages and then deliver them to the construction site at any time. For transport to construction sites, we use a special crane truck that is maneuverable and can also deliver over unpaved roads. For example, if the site cannot be reached with our large 15.5 m long Euro transporters (Direct-Delivery). As the special truck is equipped with a telescopic crane, also no forklift is required to unload your packages. The cost of delivery by truck with telescopic crane is between €80 and €750 plus tax, depending on the delivery location.

Direct-Delivery*
The balance is due one day before the house is delivered to your construction site (or by real-time bank transfer the day of delivery before the packages are unloaded - by agreement) Direct-Delivery to the construction site is not charged separately and is included in the general European transport costs. In the case of Direct-Delivery, a local forklift or excavator with pallet forks is required to unload your packages. Unloading costs are not included in our offers.

(* Note on Direct-Deliverys
As our 15.5 m long, 44 tonne Euro transporter can only drive on paved roads with a minimum width of 4.5 m and there must be sufficient space on the construction site to manoeuvre the forklift or excavator, Direct-Delivery is not always possible due to local conditions. In this case our VeredaoSol^© coordinate the delivery with a building materials supplier close to the building site or a construction company that has a forklift truck or other unloading facilities. As in general, such a material supplier has already delivered building materials to the construction site and it is no problem to coordinate the final delivery of your packages with this supplier. Experience has shown that local suppliers you have already commissioned only charge low transportation and unloading costs of up to €150.)

To spare Internet customers sleepless nights, VeredaoSol^© has introduced 4 Security measures to avoid any inconvenience.

Retail customers only pay a minimum deposit of 25 %
The second payment is only due once your house has been produced, professionally packed and is ready for transportation. Photos and documentation of all goods will be sent to the client before payment.
The final payment is only due when the house has already been transported to the country or to the construction site.
All 3 partial payments can be transferred directly to the Janolex^© or Veredaosol^© company accounts. In this case, the commission agreed with our sales-partners will be paid 5 days after the last payment from the customer has been received.

The submission of regulatory construction projects in Portugal has become quite complicated in some cases. In order to make this process, architectural, structural, acoustic, thermal, electrical, water, sewage, telephone, TV and environmental projects as efficient, cost-effective and as fast as possible, we provide all clients with experienced architects and engineers who still have time to focus on the project.

Material & assembly costs for 3 possible wall and roof insulations.
Material & assembly costs for a concrete strip foundation suitable for your model.
Material and installation costs for essential electrical and plumbing works required prior to final assembly of your project.
Material & assembly costs for roof coverings include 3 different common sandwich panel variants.
Material & assembly costs for hermetically sealed subfloors and final floor coverings.
Material & assembly costs for the installation of decorative moldings inside and outside.
Costs for painting the house facade with long-lasting varnishes based on natural oil.

All installation work is carried out by professional construction-partners of VeredaoSol© Lda. This means that our sales-partners do not have to worry about the construction work and can therefore concentrate fully on the sales process. The assembly of houses up to 200 m² usually only takes 3 to 4 working days. So basically just a weekend.
